Maintenance Manager


LHH Recruitment Solutions is looking for an experienced Residential Property Maintenance Manager to oversee maintenance operations for a new residential construction lease-up in Hempstead, NY. This is a critical role for ensuring the smooth operation, safety, and upkeep of their new property. The ideal candidate will have a strong background in managing maintenance teams for new construction residential properties and be comfortable navigating the demands of a lease-up phase. This is a permanent, full time, on-site position that will compensate $90,000- $100,000, contingent on experience.


Key Responsibilities:



  • Lease-Up Support: Coordinate with property management and leasing teams during the lease-up phase to ensure the property is ready for new tenants, addressing punch list items and ensuring all units meet high-quality standards.


  • New Construction Oversight: Work closely with construction teams during the final stages of new construction to identify potential maintenance issues, coordinate inspections, and ensure all systems are functioning properly before tenant occupancy.


  • Lead and Manage Maintenance Operations: Oversee day-to-day maintenance activities, ensuring high standards of service and efficiency for a new residential property lease-up.


  • Team Supervision: Manage, train, and supervise maintenance staff, including technicians and subcontractors, to ensure timely completion of maintenance tasks and repairs.


  • Preventative Maintenance: Develop and implement a preventative maintenance schedule to ensure that all building systems (HVAC, plumbing, electrical, etc.) are regularly serviced and maintained.


  • Safety and Compliance: Ensure compliance with all safety regulations and building codes. Conduct regular safety inspections and address any issues promptly.


  • Vendor Management: Establish relationships with external vendors and contractors. Oversee contract negotiations and manage vendor performance for specialized repairs and services.


  • Budget Management: Assist in the preparation and management of the maintenance budget. Monitor expenses to ensure they are within budgetary constraints and identify areas for cost savings.


Qualifications:



  • Experience: Minimum of 5 years of maintenance management experience in residential properties, with experience in new construction and lease-up phases.


  • Technical Skills: In-depth knowledge of building systems including HVAC, plumbing,


  • Certifications: Relevant certifications in HVAC, electrical, plumbing, or facility management are a plus.


  • Driver’s License: A valid driver’s license and reliable transportation are required.

Pay Details: $90,000.00 to $100,000.00 per year Search managed by: Matthew Doman
